Recent logistics property deals


Copenhagen Airports signs a deal with FedEx Express; ProLogis announces deals in Austria, Slovakie, Belgium, and three in North America; AMB Property announces two deals in North America; and Goodman develops facilities in France and Germany.
 

Danish airport operator Copenhagen Airports has signed an agreement with FedEx Express to provide a purpose-build cargo facility, including office space, in a partnership valid until at least 2023.

Tailored to meet FedEx Express's requirements, the 1,600 m2 cargo facility will have both airside and landside access. A 770 m2 office building will also be built for FedEx Express.

The new cargo facility and office building will be ready for use in the spring of 2009.

ProLogis is developing its first distribution facilities in Austria, and has started construction on the first of two planned distribution centres that will comprise ProLogis Park Himberg - a new industrial park located just outside Vienna, close to the S1 highway and other north-south and east-west transportation corridors. ProLogis expects to complete the 352,000 sq.ft facility in early-2009.

ProLogis has leased 211,000 sq.ft of warehouse space in Slovakia to NAY Elektrodom.  The electronics distributor & wholesaler will occupy a new facility at ProLogis Park Bratislava, a major distribution park currently being developed 24 km northeast of Bratislava, not far from the Austria-Hungary border and with direct access to the E75/D1, a major north-south highway linking Bratislava to Polish border.

ProLogis Park Bratislava contains six distribution centres totalling 1.93 million sq.ft. At full build-out, the park will comprise eight buildings totalling 2.69 million sq.ft of distribution space.

ProLogis will develop 247,000 sq.ft facility in Belgium for Skechers, located along the A40 east-west highway in the city of Liege, approximately 30 minutes west of the German border and one hour from downtown Brussels.

The footwear and apparel manufacturer already leases a 241,000 sq.ft facility immediately adjacent to this new building.

ProLogis has leased a total of approximately 215,000 sq.ft to two customers in the greater Los Angeles metropolitan area.

Expeditors International (EI) has leased approximately 119,000 sq.ft of distribution space at South Bay Distribution Centre, which is located at the intersection of I-405 and I-710. This is EI's fourth lease agreement with ProLogis, and the 3PL now occupies approximately 450,000 sq.ft of distribution space in California, Florida, Texas and Mexico.

Paramount Can has leased 96,000 sq.ft at Mid Counties Industrial Centre, located near the intersection of I-5 and Highway 91. The industrial packaging products merchant is consolidating two separate distribution centres, and will use this facility to assemble and distribute products to customers across the Western US. This facility will also be used by sister company, Paramount Global Services, a logistics and supply chain management company.

ProLogis and Indianapolis-based real estate developer, Browning Investments, have announced that their joint venture company has signed a build-to-suit lease agreement with LaCrosse Footwear.

The ProLogis-Browning joint venture will develop a 380,000 sq.ft distribution centre for LaCrosse at Park 267, approximately 20 miles north of Indianapolis in Whitestown, Indiana. The Park is located on a 54-acre site near the intersection of I-65 and State Route 267, with direct access to other national highway systems.

LaCrosse will relocate and consolidate its two existing distribution centres located in La Crosse, and will use the space as a national distribution centre to serve customers primarily in the Midwest and along the East Coast.

This is LaCrosse's second lease with ProLogis. The company currently operates its headquarters and a 145,000 sq.ft distribution facility in a ProLogis building at Southshore Corporate Park in Portland, Oregon.

ProLogis has signed a new build-to-suit agreement with Bay Valley Foods, to develop a 600,000 sq.ft warehousing and distribution centre at ProLogis Park Rochelle in Rochelle, Illinois, approximately 75 miles west of Chicago. Construction is expected to begin mid-summer.

ProLogis Park Rochelle is a 300 acre business park located at the intersection of I-88 and I-39. The Bay Valley Foods facility will be the second building at the park. At full build-out, the park will comprise ten distribution facilities totalling approximately four million sq.ft.

AMB Property Corp has leased 239,000 sq.ft in a New Jersey development to Quebecor World Logistics.

Strategically located in the northeastern US close to a significant highway network, AMB Franklin Commerce Centre is in an established business park located off Exit 12 on I-287, a major interstate highway that is a partial beltway around New York City, located 12 miles west of Exit 10 on the New Jersey Turnpike.

AMB Property Corp has entered California's Central Valley with a 658,000 sq.ft build-to-suit development for a major retailer.

AMB Pescadero Distribution Centre is located in the city of Tracy, California, with quick access to nearby I-5, the main north-south highway on the West Coast running from Seattle to San Diego, and I-580, which connects the Central Valley and the San Francisco Bay Area.

Goodman has announced the development of a 30,000 m2 purpose-built logistics centre in the greater Lyon area for NYK Logistics, scheduled for completion in early-2009.

The new facility will have nine loading docks per warehouse unit and increased security measures. In total, the warehouse will have 46 loading docks.

The facility will be located in L'Isle d'Abeau, south east of Lyon and along France's logistics corridor covering Lille-Paris-Lyon-Marseille. It is situated 1.2 km from the E70 motorway, 37 km from Lyon city centre and 66 km from Chambéry.

Goodman previously developed a 23,600 m2 warehouse in Torun, Poland and a 19,000 m2 warehouse in Genk, Belgium for NYK Logistics.

Goodman and DHL Freight have joined forces on the development of a build-to-suit 12,270 m2 cross-docking facility in Nuremberg Harbour, South Germany.

Scheduled for completion this month, the new facility comprises 9,975 m2 of distribution space with 98 loading docks and 2,295 m2 of office space. It is located on a 5.2 ha plot of land providing a railway siding and space for transloading activities, including container storage, loading and unloading of trucks and trailers.

Nuremberg Harbour is South Germany's largest logistics centre, handling more than thirteen million tons of cargo a year. The cross-docking centre will be situated at 11 km from Nuremberg's city centre and 3.4 km from the A73 motorway - linking the site with an international road infrastructure network. The harbour features a trimodal container terminal, and a new container terminal is scheduled to be operation in 2009.

Over the past few years, Goodman has developed almost 270,000 m2 for the DHL group in Germany, Benelux and the Asia-Pacific region.
